The Federal Trade Commission (FTC) had approximately 400,000 sf of office space in Washington DC including their Headquarters building and two leased locations. The General Services Administration (GSA) contracted NPA to survey and analyze existing operations of each bureau and develop a program of requirements and cost analysis for several scenarios for a move to a new location. The scope of work was subsequently expanded to include space planning and design services for FTC’s move from the two leased locations to a 205,000 SF at the Constitution Center in Washington DC, a LEED Gold building.

NPA and Metropolitan Architects and Planners, Inc. (MAP), developed block and stack diagrams and a housing plan for the various bureaus, space planning concepts and design intent documents including architectural and engineering drawings and specifications; security, AV and lighting design and the development of a LEED scorecard; materials and finishes. During construction NPA and its team provided CD review and CA support.
